LEGAL NOTICE CITY OF KIRTLAND The Kirtland Board of Zoning Appeals will hold a public hearing on Thursday, October 2, 2025, at 7:00 p.m. at Kirtland Municipal Center, 9301 Chillicothe Road. Appeal No. 25-6 The Board will consider a variance request filed by Annette Drocton for a proposed auxiliary building to be built at 9419 Briar Hill Drive Road, because it does not conform to the side yard setback requirements in the R3-A District, pursuant to Section 1268.15(d) of the Zoning Ordinances. Appeal No. 25-7 The Board will consider a variance request filed by Andrew Loncar for a proposed minor subdivision to be built at 9312 Chillicothe Road, because it does not have frontage for a proposed lot split to build a minor subdivision at 9312 Chillicothe Road because it does not have frontage on an improved public street, in the Historic Town Center required by 1261.07 (a) of the Zoning Ordinances. Appeal No. 25-8 The Board will consider a variance request filed by MJ Group Properties LLC for a front yard setback 9091 Chillicothe Road, because it does not conform to the front yard setback requirements in the Historic Town Center District, pursuant to Section 1275.07 of the Zoning Ordinances. MJ Group Properties is also requesting a variance from 1288.05(a)(2)regarding multi-family dwelling parking spaces requirements. The Board will discuss other matters properly brought before it.
