PUBLIC NOTICE The Board of Building and Zoning Appeals of the City of Willoughby Hills will hold a Public Hearing on Tuesday, April 14, 2026 at 7:00 P.M. in City Hall at 35405 Chardon Road Willoughby Hills, Ohio for the purpose of hearing an appeal from the decisions of the Zoning Administrator. Case No. 2026-1: Lisa Fazio and Frank Grk, 38151 Pleasant Valley Road are requesting variances 1. To increase the maximum allowable accessory building area by 1,645 SF. 2. To increase maximum allowable number of accessory buildings by one. Additional Notes: 1. Per WHCO 1133 .1 0(g), the maximum footprint for all accessory buildings and structures on lots of more than one acre shall be 960 SF plus one additional SF per every 100 SF of property over one acre. The property area is 3.852 Ac which yields an allowable accessory building area of 2,202 SF. The total proposed accessory building area is 3,847 SF. 2. A variance was issued by the BZA on 5/9/23 for an additional 1,085 SF of accessory building area for the existing storage building and the existing rear barn. 3. Per WHCO 1133. l0(g), No more than two accessory buildings shall be permitted on a single zoning lot. The proposed pool house will be the third accessory building on the property.
